What Do HVAC Technicians Do During Air Conditioner Maintenance?

When you have routine maintenance done to your air conditioner, it helps it last longer. Maintenance allows HVAC professionals to get in and inspect your system, checking for damage and corrosion, and recommending repairs as needed. Given that you stay on top of your maintenance plan and repairs, your air conditioner has the potential to last well over a decade.

Without regular maintenance, your air conditioner will not perform as efficiently as it could, meaning that you will be wasting money on unnecessary energy costs. Plus, you may have to pay for a full system replacement a lot sooner than you would have had to with maintenance. But what actually happens during these appointments?

An AC Maintenance Checklist

The one task that you can and should do yourself at least every 3 months, is change the air filter. Your air filter that comes standard with your HVAC system is designed to protect its inside components. If it becomes too clogged, it can negatively impact your system and your indoor air quality. All other maintenance tasks will be performed by your HVAC technician and include:

o   Checking the condenser and evaporator coils for obstructions, dirt and debris. Your HVAC technician will ensure these coils can absorb and release heat.

o   Checking the refrigerant level to ensure there are no leaks.

o   Checking all electrical components and tightening where necessary.

o   Cleaning the condensate pan and drain so that moisture from evaporator coils won’t overflow.

o   Cleaning and lubricating the motors for the fans and the compressor to avoid mechanical stress.

o   Checking the thermostat for accurate temperature reading, and recalibrating if necessary.

o   Replacing and cleaning the air filter if necessary.

At this time your HVAC technician will also make recommendations for repairs. It’s best that you take care of these repair needs right away as to avoid more expensive emergency repairs later on.
